They were in a lease option, had put money down and were paying the lease payments on time each month to the property owner. The owner of the property however, did not make the mortgage payments, was in the process of filing bankruptcy and foreclosure procedures were in place. We were able to help these borrowers get the loan they needed to purchase this home without them having to put more money down. Many people call us just "to see" if they can purchase a home. One couple, had some credit problems, very low scores, very little credit depth and no money for a down-payment. We were able to find them a 100% loan and they purchased the home of their dreams. Self-employed borrowers come to us since most lenders shy away from alternative income. We have been able to refinance for a borrower using only bank statements for income verification, paid off all their debts and got cash out for some remodeling.
