     Fresh Start Mortgage is our division that specializes in the "hard-to-place" or non-conforming mortgage loans.  This division can provide creative and alternative financing solutions to those who are unable to find traditional type mortgage loans, such as the self-employed or for those who have credit scores too low for a typical lender. 

      Below is just a sampling of some of the credit issues we can solve.  At FS Mortgage Services, we truly care about you and your needs.  We will work hard to find the right loan for you, there is no reason to place you in a loan unless it benefits you. 

B/C Credit (blemishes on your credit)
Investors usually "grade" a borrower's credit.  Different investors grade differently.  It doesn't matter what your credit is like or how an investors "grades" your history, we search to find the maximum loan amount at the lowest rate.

Zero Down and 100% Loans
Whether you are buying a home, debt consolidation or pulling out cash, there are 100% products available. 

Low Fico
FICO is a credit scoring system developed by credit repositories.  With a possible high score of 800, most conforming loans require a 680 score.  In the non-conforming area scores are not a major factor.  

Bankruptcy
Unlike conforming lenders which typically require 4 years since discharge and excellent credit history to grant a mortgage loan, we can get you a loan with only 1 day since your Chapter 7 discharge.  There are programs that can take you out of a chapter 13 before its completion.

Foreclosure
Although the market has gotten tougher in this area, we can still help you redeem your property and start with a fresh mortgage if you call soon enough.

Debt Consolidation
There are many options available for debt consolidation.  We can either secure a new first mortgage or a second mortgage.   There are even investors that will lend up to 125% of the value of your home.

Non Conforming Properties
We can find mortgages for rural properties, manufactured homes, modular homes,  large acreage, high rise condos, mixed use properties, in addition to the normal, single family residences, duplexes, 2-4 units, condos and townhouses.

Self Employed and Alternate Income Documentation
Many mortgage companies shy away from the self employed borrower, not Fresh Start Mortgage.  Some investors will allow the use of tax returns, personal and or business bank statements. 

Stated Income
Sometimes even bank statements and/or tax returns won't prove a borrowers income.  We can then look at stated income products.  Stated income is just that, the borrowers income is stated on the application.  As long as other criteria is met the income will not need to be verified.

     We will work with you to find the best product to fill your needs.  Sometimes that may be a new first mortgage, other times a second mortgage will suffice.  We offer 30 & 15 year fixed rate products.  We offer adjustable rate mortgages and loans that are fixed for 2-3 years then they become adjustable.   It all depends on what is best for you!
